Canal village takes the next step in development

HOUSE BUILDER Tilia Homes has bought a 39-acre site in Hawkesbury, with land specialist Terra having secured outline planning permission for 176 new homes back in August.

The land is being used to carry out the second phase of Terra’s 72-acre ‘canal village’ scheme.

They received an allocation for 380 homes in the 2019 Nuneaton and Bedworth Borough Local Plan.

The development is bounded by Coventry Canal, with vehicle access from Stockley Road and Sephton Drive.




The canal village is only five miles from Coventry City Centre, with the aim being to transform the area and have a significant community benefit.

Detailed planning approval for phase one, which includes 204 homes, was granted last year and later sold to Vistry Group.


Infrastructure is being delivered by Terra’s sister group Living Space, with construction well under way.

Terras managing director James O’Shea said: “The sale of this parcel at Hawkesbury represents the successful conclusion of this project’s lifecycle for us, from purchasing the land unconditionally when in the Green Belt and working through the various stages of planning and now closing with the sale of this second phase of the site.

“We are particularly pleased that the completion of the sale also represents our first deal with Tilia Homes”.
