Plans to build 67-flat student block on Coventry factory site set for approval

PLANS to build a 67-flat student accommodation block on a Coventry factory site are set for planning approval.

The plans involve the demolition of a vacant industrial unit once belonging to construction company Kebrell Nuts and Bolts in Harper Road.

This would enable the construction of a five storey block comprising 67 flats – totalling 87 student bedrooms – and cycle and car parking.

The application from Charterhouse Estates Ltd will be considered at a Coventry City Council planning committee meeting next Thursday (July 4).

It is recommended for approval subject to conditions including an agreement to pay local NHS services more than £8,500 in compensation.

A report prepared for next week’s meeting by council officer Nigel Smith states: “In this case it is considered that the historic industrial use of the site is not compatible with the residential use to the west of Harper Road.

“The site is located a short walk from Coventry University and the proposal would regenerate an existing derelict industrial site.

“Subject to exact detail of materials being conditioned the proposal would provide a high quality building which would contribute positively to the character of the area.

“Given the site is specifically for students, Highways consider that the development need not include car parking spaces as long as it contains a drop off area and suitable cycle parking provision.

“The impact upon residential amenity would be acceptable.”

However, seven letters of objection have been lodged outlining concerns about inflating student populations, out of character design, noise and a loss of privacy.
